Quite possibly the dumbest post ever on this site.
Actually frank is correct. If you have no buyer's agent, you can negotiate away the customary 3% buyer's side commission. You MUST get it in writing and demand to see BOTH SIDES of the HUD to be sure the listing agent doesn't take both sides of the commission. A good idea to speak with the title officer and have them warrant the listing agent isn't getting both sides.
There's inherent risk if you don't know what you're doing because you are unrepresented and no licensed agent has any fiduciary duty to you.
If you feel you're qualified to go it alone, you can save the money... but you must be fairly methodical in the negotiation.

My little experience has shown me to avoid buying a short sale or foreclosure. And like was said above, a good through inspector. I'll PM you the name of the guy that inspected my home when I sold. He was very diligent in his inspection and made sure the buyers were fully informed. I was so impressed by him, I will hire him when I am in the market again. Also if you're in the same market as my agent when I sold I can also give oh her info. She is very good at her job and very receptive to what I expected and got me a very good offer.

and finally we have the pot and kettle trying to put themselves on opposite ends of the spectrum, but failing miserably...

My city is nestled right up agains the base of the mountain in a valley between to mountain ranges. It is at the point where the red in the dirt starts to fade and more trees start to grow. Not quite northen Utah and not quite "dixie".
Amazing views and sunsets.

Awesome. You live near a ton of fascinating places if you're interested in geology. What interests me most out there right now is where the Colorado Plateau meets a fundamentally different kind of country that stretches out all over Nevada. I've taken three trips recently through these parts, but I haven't yet been out through Dammeron Valley, up the 18, and then west into Nevada. Going to do that on my next trip.
I've been studying the geology of the Basin & Range since I left academia. Totally rad stuff.

I always say the geology of the area is what it is because three very different ecosystems (The Great Basin, Colorado Plateau, and the Mohave Desert) converge for a climactic burst of colors and diverse geological formations.
IM within 40 minutes of Bryce Canyon, Zion and Three Peaks. There are palces with rock drawings from past cultures, skiing at Brian Head, tons of festivals... lots of things to do. My town even has the motto "Festival City USA". Music festivals, Shaeskpearean Festival, July Jamboree...
I'm not a geology buff but the sights are amazing.
