Okay bitches, I need y'alls help.

I'm gonna be building a house with the wifey. First time house builders. What loans do we need to know about/apply for? For more information, we are rural, so I do believe we would be able to get the USDA rural house loan. Is there anything better? Halp.

On the same note, for those of you are older and wiser, tips? This includes building tips, what to have/not have, etc, etc.

Yes, he was at the bar. I think he’s a pretty handy guy. Not necessarily a professional, IIRC, but knows his stuff.

It’s so hard to know what to tell people any more. Everything is changing rapidly with the integration of smart devices and automation.
One thing I always tell people is give yourself options. If you think it “might” be a good idea to add a switch there, do it. Same with outlets.
My wife and I both like to read in bed, so we have recessed lights over our bed. She has control of hers with a switch next to the bed. I have the same with mine. We also have control of the main light by the bed. So we can turn the light on as we walk in the room, get ready for bed and lay down, then turn our individual light on and the main light off all while in bed. And we can dim them. Now the same thing can be accomplished with a couple WiFi enabled switches through a google home or Alexa device or even an app on your phone, so it all depends on your preferences and how much you’re willing to spend.
Have outlets put in right next to where you plan on having your bed. Have them install outlets with built USB ports so you can plug your phone and tablet in and still have outlets for your other crap.
One thing that is a must for us is ceiling fans. I have them all over the house. One in each bedroom. I’ve programmed the thermostat to raise the temp 5 degrees at 10:00 pm and we all just sleep with our fans on.
Make sure your electrical system allows for room to grow. If they try and tell you you’d be okay with a 100 amp service, insist on 200. It’s another couple hundred bucks, but it will provide the opportunity to grow. Make sure the panel(s) are big enough to have unused spaces. Again, room to add on.
Run a Cat6 wire to each TV location. Smart TVs all use internet. Some do better with a wireless signal than others. If the Cat6 is there, you have the option to do wired.
One thing that is a for sure the next time I build a house is upgrading the living hell out of my appliances, insulation, windows, and doors. Spend the money upfront to get highly efficient furnaces, AC units, and water heaters. Spend the money to add better/more insulation. These moves will save you money in the long run in what you spend on power and gas. Doors and windows are leak spots. Do some research and find highly rated for your area.

Say there's a tv and Xbox in the same spot, best to run two cat 6's cables there, or can I get a port at the wall to split it?

If you’re going to use wired internet for both and don’t want to switch the connection, yes.
