In case you hadn't heard, the Mayor is currently proposing a 20% property tax increase. Yes, TWENTY PERCENT. Several members of the city council, concerned citizens, and angry Jazz fans are opposed to this travesty, but it might not be enough. We NEED your support to defeat this tax and to let Mayor Wall know that we don't support his bloated salary and his good ol' boy attitude! Ya ya, the vast majority of you don't live in T-Ville, but pass it along anyway. I'll give +11 to anyone who puts this as their Facebook update. Seriously, this aggression will not stand, man.

I wonder why he thinks he can get away with taking advantage of Taylorsville residents?
 
I refinanced last year at a value of 400K - but that was without a formal appraisal.

That was about what I paid for it 3 years ago so it's a fair estimation - give or take.
 
How were you able to refinance WITHOUT an appraisal? Furthermore, since housing prices have tanked in the last year how is it a fair estimation?

Agree. Appeal that bad boy. Find a Realtor or two who will pull some comparable homes sold in your area and see if you have a case.

The home values in my area have remained pretty much the same through the market crash. I might have taken a 5-10% hit, I really don't know because I'm not looking to sell.

If you have good credit, live in a nice area and in a place with relatively stable home values, you can refinance without an appraisal - I forget the technical term but they do a "drive-by" and as long as your house looks in good shape they'll use a Comparative Market Analysis to value your home (which is free).

At the end of the day, it was all about them doing what they had to in order to retain my business. Appraisals are the only up-front cost for refinancing (about 400-450 bucks). Everything else is absorbed in the closing costs. If you're looking to play by the book, use the going fixed rate/term and with the new rules regarding refinancing mortgage companies have to get creative to get them to go with you as opposed to someone else.
 
This news is ****. I already can't sell my house to move out of Taylorsville now this will just make it more difficult.

LOL - dude, trust me, I did plenty of research. Everything I looked at put my refinance value in the price range I wanted and I dealt with about a half dozen mortgage dealers.

Plus, I don't trust appraisers - I used to work at a company that managed real estate as investment assets in retirement plans (before the crash of course). All I can say is it's a more subjective field than you think.

Well I was thinking more along the lines of a property tax appeal.
 
well, sometimes you gotta pay for your services.

Utahns in general, love programs and services. Yet, they hate to pay for them.

They'll have tons of kids. But when it actually comes to paying for them, they're the first ones wanting government handouts.
