You need to come check out the houses in these areas. Move 2 miles away and 15 mill can buy you a far better spread, but you just won't be neighbors with Keanu Reeves or whatever. Crazy how much the market fluctuates for these estates. One beach house we looked at, 1k sq ft, 2 bed 1 bath, full beach access, $5 mill.
